A structural audit is a systematic engineering examination of an existing building to determine whether it can safely carry expected loads in its present condition. It combines records, inspection, testing and structural analysis to identify deterioration, unsafe alterations and deficiencies in load-carrying capacity.
Initial review and condition survey
The auditor first establishes how the building was designed, constructed, used and subsequently altered. This provides the baseline for deciding where detailed investigation is necessary.
- Available drawings, design records, repair history, occupancy changes and additions are reviewed to identify departures from the original structural system.
- A visual inspection maps cracks, excessive deflection, settlement, corrosion, concrete spalling, water ingress and distress in foundations, columns, beams, slabs and load-bearing walls.
- The auditor records actual dimensions, loading conditions and any removal or modification of structural members.
Testing and structural evaluation
Suspected defects are investigated through targeted tests, and the resulting material properties are used to evaluate the structure rather than relying on appearance alone.
- Non-destructive tests, such as rebound hammer, ultrasonic pulse velocity and reinforcement-cover measurements, help assess concrete uniformity, defects and reinforcement location.
- Core samples, laboratory tests or foundation and soil investigations may be used where non-destructive evidence is insufficient.
- A structural analysis compares the demand from dead, imposed, wind and earthquake loads with the capacity of members and connections under applicable safety criteria.
- Test results must be interpreted together because no single field test can establish overall structural safety.
Safety finding and remedial action
The audit report identifies unsafe elements, explains the seriousness of observed defects and specifies action according to risk.
- Immediate measures may include shoring, restricting loads or access, and vacating dangerous portions of the building.
- Longer-term measures may include repair, corrosion treatment, strengthening, seismic retrofitting, monitoring or partial reconstruction.
- The conclusion applies to the building's assessed condition and intended use; later deterioration, alterations or overloading can require reassessment.
